The purpose of this application is to seek approval for the erection of a single-story rear extension and a dormer extension. The proposed alterations are to meet the growing needs of the property owner.
The current ground floor arrangement was not conducive to family living, with a series of separate spaces, some of which are too small for adequate use and in the case of the kitchen disjointed from the rest of the home. The proposal seeks to enlarge the kitchen to provide an open plan kitchen/dining area which will open out onto the rear garden. A downstairs WC is also to be located within the proposed entrance/set down area adjacent to the existing stairs. It is also proposed to create a small bin and bike store at the front of the property to improve the approach to the house.
The dormer extension has been designed to maximise natural light and capture views of Millfields Park to the east. A light-well funnels light into the bedroom whilst providing an external terrace overlooking the park. Key to the design at planning stage was to keep the building line below the eye line of the adjacent street, this maintains the homogenous victorian elevation of Powerscroft Road.
